Job Description
Clear Path Title is seeking an experienced Licensed Title Agent / Senior Closer to take a hands-on leadership role within our real estate closing department. This position is ideal for a seasoned closer who enjoys owning files from contract to close, mentoring team members, and ensuring transactions close accurately, compliantly, and on time.
This is not a purely administrative role. You will be a working Senior Closer who leads the Real Estate Closing Team, proactively manages deadlines and risks, resolves complex title issues, and provides exceptional communication to clients, agents, and lenders.

Responsibilities:
• Lead for the Real Estate Closing Team from contract to close
• Provide guidance, coaching, and ongoing feedback to processors and support staff
• Maintain full awareness of deadlines, closing dates, and file status to prevent delays or errors
• Monitor workflows, identify risks, and escalate issues promptly
• Review and analyze title searches, lien searches, estoppels, surveys, maps, agreements, public records, and contracts
• Identify title issues and oversee clearing requirements to ensure marketable title
• Ensure all title commitments and lender requirements are met before closing
• Prepare, review, and balance closing statements
• Oversee issuance of title policies
• Attend RON signings and coordinate in-person buyer/seller signings
• Manage vacant property closings
• Handle FIRPTA exceptions and coordinate with CPAs, underwriters, and attorneys
• Prepare and review cash and loan closing packages
• Serve as a trusted point of contact for buyers, sellers, real estate agents, lenders, and attorneys
• Educate clients and agents on the closing process to ensure a smooth experience
• Manage escrow sub-accounts for assigned files
• Lead resolution of BI requirements and critical notes
• Ensure timely recording of documents
• Oversee post-closing tasks, including holdback releases, escrow refunds, and file reconciliation
Qualifications:
• Active Title Agent License needed
• 3–5+ years of experience as a Title Closer or Senior Closer in a high-volume environment
• Strong command of the full closing lifecycle: title review, clearing, escrow, funding, and post-closing
• Experience with Qualia or comparable closing software (preferred)
• Exceptional attention to detail and deadline management
• Confident communicator with the ability to guide parties through complex issues
